Job Summary:?

The Freudenberg Group occupies approximately 5 million square feet in the Americas, with about 3.6 million in the US. The goal of this position is to set up one source of contact that will be responsible for all new real estate additions and operations and to develop and establish Freudenberg Real Estate Group (FIM Americas) in the US as a more service oriented managed workplace provider. ?This hire is the first step in building up a lean but highly competent corporate real estate function in the Americas. Therefore, close and regular interaction, as well as a strong alignment with FIM HQs is required.?

In particular the role comprises of:

  • Developing and establishing FIM Americas as a competent Corporate function for all real estate related issues
  • Overseeing and developing Freudenberg Real Estate LP (currently holds 5 real estate assets).
  • Will eventually be accountable for achieving P&L/Budget, and other financial and operating objectives that are set for the Region
  • Scope will span property-specific aspects of all property types e.g. office, production, and logistics sites.
  • Developing in close alignment with FIM HQs the overall Freudenberg strategic property plan, while ensuring coordinated and integrated actions within the property function in Americas as well as in the HQs.
  • Leading the creation of business cases, financial planning and modelling in conjunction with FIM HQs, ensuring financial strength and operating efficiency.
  • Will be supporting growth (either new facilities or relocation projects) as part of site selection, due diligence, land acquisition, project programming and management from an owner or lessee point of view
  • Will be part of the execution of day to day operational management of all property activities across the country?s property estate. In particular:
    - Site selection/ acquisition
    - Key data programming / project definition (Scope, timing, resources, etc.)
    - Lease acquisition / lease negotiation
    - Support in selecting and hiring of project partners (project manager, architects, engineers, etc.)
    - Represent Freudenberg during project execution as single point of contact towards customers

  • To develop a strategic plan for the successful management of the property portfolios, identifying and delivering improvements to support efficient building utilization and energy efficiency.
  • Setting up and supporting a sustainable maintenance strategy for the portfolio and when needed the disposal of sites as well?

Essential Duties and Responsibilities

  • Act as a strategic business partner as well as a liaison with all Freudenberg business partners
  • Increase the competitive advantage of business by optimizing occupancy cost
  • Ensure compliance (e.g. SOX) in relation to property activities
  • Identify and mitigate operational risk
  • Development and implementation of outsourcing strategies
  • Vendor management of consultants and suppliers
  • To offer advice, guidance and direction on technical property matters, including operational policies and procedures to Freudenberg companies in the Americas.
  • Identify and implement change initiatives that improve workflow and productivity
  • Develop departmental policies and procedures Represent property in budget formation and reviews
  • Drive change by implementing modern workplace solutions

Qualifications, Education and Experience:

  • A Bachelor?s degree in a recognised Real Estate discipline e.g. Business Management, Business Administration, Real Estate, Building Services, Property Construction, Architecture etc..
  • 5-10 years of experience in the Real Estate field preferably in an international corporate environment
  • Strong project management skills
  • Strong analytical skills
  • Proven Commercial Acumen essential
  • Strong leadership skills
  • Demonstrated cross team collaboration experience
  • A strong focus on customer service
  • Verbal and written communications skills a must
  • Fluency in German would be a plus
